Rust, stains and corrosion patches
Rust marks around screws, sheet laps, valleys, penetrations or cut edges can indicate ageing materials or water sitting where it should not.
Small localised corrosion may be repairable, while widespread corrosion may require a broader repair-versus-replacement discussion.
Loose fixings and failed washers
Older metal roofs can leak around screws when washers perish, fixings loosen or sheets move over time.

After strong wind, check from the ground for lifted edges, loose sheets, unusual gaps or debris impact. Do not climb onto the roof to inspect storm damage.
